The Problem:                          

Major developers, public and private seek off-balance sheet financing for leverage and to improve their books.  Many sources for Landbanking (OBS) have dried up due to current market conditions.

The Story:                                        

A major builder sought off balance sheet financing.  The structure funded 100% of the builders purchase price and preliminary development costs.  Loan was secured by the land and a purchase option agreement.
